Pre-sale Inspections are the majority of our work. The reports are computerized, very detailed and are easy to read and email. We provide photographs of the major components and defects or concerns. Our reports are accurate. The goal is to give you enough information to make an educated decision on the home. We do not fluff up the house nor do we advise you to purchase or not purchase the property. That decision is yours. We have taken criticism from some Real Estate agents that “we are too picky”, one Broker actually called us a “deal wrecker”. The reality is we do not get paid by the defect. If the property tests well we report it that way, if it tests poorly we make sure you are aware of the true condition. Our mandate is to provide an accurate inspection report then you are able to make an educated purchase.
Pre-Listing Inspections provide the vendor with information on minor and major repairs that are required and the opportunity to make repairs so deals are not re-negotiated. When purchasers know what they are buying up front, then deals do not fall apart.
Warranty Inspections are completed at 30 days and/or 1 year to ensure the builder has met their obligations. Do not miss the 2-year deadline, as this is when defects in roofing, basement leakage, siding, windows and plumbing expire.
